Escape to this charming 4-bedroom, 3.5-bath modern farmhouse, nestled on beautiful countryside just a short 5-minute drive from the Johnson City square and 290 wine trail. -The house is on septic and we ask guests not to flush any products (other than toilet paper) to help ensure an uninterrupted stay.
- This is a working cattle ranch, and the cows will sometimes venture near the house. For the safety of the home and guests, there are 5 exterior cameras: 2 on back patio, 2 in the front of the house, and 1 on doorbell.
-No parties or events.
-No glass by the pool or hot tub.
-No pets in the pool.
- Hot tub is heated at no additional cost.

POOL HEATING:
- The pool may be heated for a fee of $125 per day for the duration of your stay (pool cannot be heated for only a portion of a stay).
- Pool heating not available when the outdoor low temperature is forecasted to drop below 50 degrees at any time during your stay.
- Pool heating not available in December, January, or February.

-No smoking. Smoking on the property will result in a $500 fine.
- The RV pads are available for use upon request. Should your total guest count be above 8, each extra guest will incur a fee of $50 per night.
- The indoor fireplace is not available for use.
-By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. No dogs left home alone unless crated. Please clean up after your pet. $75 pet fee.
-Hosts retain the right to require immediate removal of any dog if the animal is being disruptive to the neighborhood, causing damage, posing a risk to people or other animals, or for other major violations.
-Undisclosed pets will be an automatic $300 charge.
-Be aware that the Texas Hill Country graces this property with critters of all kinds.

This is a dog-friendly home as long as your dog is 12+ months, well trained, and housebroken.
